Location

Newmilns is located within the East Ayrshire region in South west Scotland, a short drive east of Kilmarnock and close to Glasgow. The A71, which runs through the town, provides excellent access to the A/M77 and M74, on to the national motorway network.

Brown Street is located to the south of Newmilns, accessed off Main Street forming part of the A71. The immediate area is mixed industrial and residential in its nature, with agricultural fields to the southern boundary.

The warehouses are to be refurbished to suit individual occupier requirements.

The buildings extend to the following gross areas:

North Building 9,200 sqm (99,000 sqft)
South Building 10,124 sqm (109,000 sqft)
Total 19,324 sqm (208,000 sqft)

Initial plans are to split the South Building into three detached units of 10,000 sqft, 12,000 sqft with a 7m eaves height and 42,000 sqft, although sub-division can be undertaken to suit individual requirements.

The North Building is to be considered for future sub-division into smaller workshops from 1500 sqft but could also be split into two larger units.

Units on the site are suitable for class 4, 5 and 6 uses allowing business, general industrial, storage and distribution uses. Consideration will be given to other uses, subject to obtaining the necessary consents.
