“Before making significant improvements to your property, consider whether the investment is likely to add to its long-term value as well as improving the guest experience.”
Investing in Your Property: Will Your Improvements Add Value?
Investing in your self-catering property can bring a number of benefits, from enhancing the guest experience and improving your competitiveness to potentially increasing the property’s long-term value. However, before committing to significant expenditure, it is worth taking a step back and considering what the investment is likely to deliver, both now and in the future.
Improvements such as extensions, renovations, upgraded facilities, energy-efficiency measures or enhancements to outdoor spaces can all add appeal to a property. However, the value they create can vary considerably depending on the property itself, its location, the local market and the nature and quality of the work being proposed.
For self-catering operators, there is often a balance to be struck between improvements that guests will appreciate immediately and investment that strengthens the property as a long-term asset. An improvement that makes good operational or commercial sense may not necessarily provide the same return in terms of capital value, while other projects could deliver benefits on both fronts.
Before embarking on a larger project, it is important to consider the overall objective. Are you looking to attract a new market, increase capacity, reduce running costs, improve accessibility or enhance the property’s long-term value? Having a clear understanding of what you want to achieve can help you determine where investment is likely to have the greatest impact.
It is also worth considering the wider implications of any proposed works. Planning requirements, building considerations, design, energy efficiency and the potential impact on future marketability can all influence whether an improvement delivers the return you are expecting.
Taking professional advice at an early stage can help identify potential opportunities and considerations before significant costs are incurred. It can also provide a clearer understanding of how proposed improvements may affect both the property’s usability and its market value.
