DM Hall is pleased to sponsor the latest s1homes Scottish House Price Report (2013 Q4), and to be given the opportunity to comment on the report.
Traditionally the fourth quarter is the quietest time for houses coming to the market. It is interesting that agents/sellers are adjusting asking prices to be more competitive at the quietest quarter of the year.
The figures suggest that in many areas the gap between the average asking price and the average selling price has reduced. This may be indicative of a variety of factors including access to funding, increased job security, and generally more confidence in the market.
DM Hall is finding that properties marketed at the correct asking price and with the correct Home Report valuation are selling within a reasonable period at or close to the Home Report value. Invariably asking prices are influenced by Home Report valuations so it is important these are correct.
The market has been picking up pace over the first few weeks of 2014, with agents reporting good levels of sales. The report covering the first quarter of 2014 will be interesting to see if it provides further evidence of market improvement.
