Loco, an established licensed retail business with a Post Office Local facility in Cairnbulg, Aberdeenshire, is being offered to the market by DM Hall, one of Scotland’s largest firms of Chartered Surveyor, for offers around £135,000.

Suzanne Lawrie of DM Hall, who is overseeing the sales process said: “This property offers a potential buyer a well-stocked and fitted out business in Cairnbulg, an attractive coastal village which lies approximately four miles south of Fraserburgh.

“Alongside its adjacent village, Inverallochy, the neighbourhood is predominantly residential and home to around 1,300 people providing a core customer base for the business.”

DM Hall’s client has owned the business for five years, operating as a licensed grocer/newsagents and Post Office Local facility which was introduced in April 2016 . It carries an extensive range of stock including off-sales, fresh and frozen products and confectionary. There is a selection of stationery, cigarettes and greeting cards as well as an ATM and National Lottery services.

Sales for the year to December 2016 were £430,000 net of VAT. In addition there is up to £6,000 a year in commission payments from the National Lottery and PayPoint, while the Post Office Local facility results in transaction payment, averaging of around £500 a month.

The asking price of £135,000 includes the trade inventory which is owned outright, property, goodwill, fixtures and fittings.

Ms Lawrie said” This is a new instruction and we expect to see significant interest for a successful business in a desirable coastal location. Viewing is strictly by appointment and can be made by contacting me on the telephone number below.”
