Description
We understand that the site previously served as a Scottish Water filter bed facility, consisting of four filter beds and a large underground holding tank of concrete construction. Scottish Water facilities sits in close proximity, to the east and west of the site. This brownfield site was granted planning permission in February 2022 with conditions, for the erection of four dwellinghouses with associated landscaping, drainage, car parking and access road .

The planning permission is for the erection of four dwellinghouses with associated road and drainage works. The development proposes a courtyard form of development for three of the units and a detached house to the south. The design of the proposed houses is traditional in terms of proportions and layout but has modern interventions and design features. Natural slate is proposed on the roof, with an off-white render, natural stone and timber cladding on the walls. The site layout is conceived as a cluster of buildings similar to a farmhouse grouping. The design statement recommends that the filter beds will be removed and materials crushed for re-use, lowering the development platform.
The development would make private drainage arrangements with a new treatment plant proposed, SUDS proposed for surface water and a connection to the public water supply.
The report of handling noted that an affordable housing requirement of 25% applies because the site area exceeds 0.5 Ha. They suggest that this could be delivered through payment of a commuted sum towards off site provision. We understand that the level of commuted payment was documented in the Report of Handling at £30,000.
The site comprises a roughly rectangular shaped area of land extending to 0.79 Hectares (1.95 acres) or thereby. The site is accessed via track off the public B-road.
