Home Report and Residential Services

A single survey can be commissioned by all agents or private individuals. We offer the single survey on either a stand-alone basis or with the support of other DM Hall services. All our offices are able to deliver this product at short notice. Our geographical spread ensures we have skilled surveyors throughout Scotland whose reports are acceptable to all major lenders. 

A home report contains the following documents;

Prescribed
1. Property Questionnaire 
2. Single Survey 
3. EPC – Energy Performance Certificate

Non-prescribed
4. MVR – Mortgage Valuation report

All home reports instructed through DM Hall will have a generic MVR – with the sellers consent.

Property Questionnaire

This should be completed by the seller.

Single Survey Report and Valuation
• An assessment of the condition of the house written in plain English. 
• Objective rather than subjective comments will be made about the various component parts of the building.
• Any repair work will be categorised on a scale of 1-3.
  The categorisations are as follows; 
  • 1 - no immediate action required
  • 2 - repairs may need attention and it’s advisable to get estimates 
  • 3 - urgent repairs that are required immediately
• The report contains a valuation which obviously is a subjective matter. 
• The report contains a sectional diagram – will assist in identifying the element of the building referred to.
• Section to highlight issues to be checked by a solicitor or a legal conveyancer.
• Estimated reinstatement cost for insurance purposes. 
• Valuation and market commentary.

The surveyor will arrive at the market value of the property (prior to marketing) by analysing comparable sales information etc.

Energy Report
• Assessment of the energy efficiency of the dwelling house. 
• Recommends ways to improve energy efficiency.

The Energy Report contains information such as current and potential estimated running cost for lighting, heating and hot water. The European directive requires Scotland to commence producing EPC’s on all domestic property for sale or rent from 4th January 2009.

MVR

The RICS recommends that a generic mortgage valuation report be produced with every single survey. This provides prospective purchasers and lenders with a guide as to the marketability and suitability of a property for mortgage purposes.

Clients are still entitled to request their own independent advice when purchasing a property and we continue to offer traditional surveying services.

Mortgage Valuation Report (Scheme 1)

This is a report produced for Building Societies, Banks and other Lenders to enable them to make a lending decision. It involves a limited inspection of the property and only obvious, significant defects which materially affect value will be reported.  DM Hall are approved valuers to the vast majority of Mortgage Lenders meaning the DM Hall valuation report should be the only one you need.

RICS Homebuyer Survey & Valuation (Scheme 2)


Buying a home is one of the biggest investments you will ever make therefore this is the report that DM Hall recommends you should obtain particularly for houses over 20 years of age. The report involves a more thorough inspection and focuses on the defects and other problems which the surveyor considers to be urgent or significant and which would have an effect on the value of the property.

This report will highlight the main problems found or suspected and may recommend further specialist investigations. The main objectives of the service are to assist the client to: -
• Make an informed judgement on whether or not to proceed with the purchase.
• Decide at what price it would be reasonable to purchase the property.
• Assess urgent and significant matters before making an offer.

However, the report will not list minor defects. DM Hall will also provide the initial Mortgage Valuation Report to your Bank or Building Society based on the findings of the RICS Homebuyer Survey and Valuation at no extra charge.

Building Survey (Scheme 3)

This type of survey is rarely used in Scotland, partly because of the speed at which house purchase normally takes place. The owner of the property is unlikely to allow a Building Survey to take place unless there is a limited market for the property. It would, however, be sensible to instruct such a report on, say, a very old or individual type of property.

This is a very detailed report: the inspection takes several hours and the surveyor will examine closely the structure and condition of the building and may recommend further specialist investigations.

For clients who may require valuation advice for other purposes, the following services are available.

Market Valuation Report

This is a straight forward valuation report which can be used in connection with a variety of circumstances such as Capital Gains Tax assessment, Inheritance Tax assessment, Executry, builders part exchange etc.

Market Valuation Report for Financial Settlement

This is a variation on the standard Market Valuation Report, typically used in circumstances of Divorce or other Separation. However, where cases are actually going to Court, a different type of report may be necessary.

We also offer valuation services to our clients possibly at the point of instructing a Home Report i.e.

Desktop Valuation


The surveyor can provide an estimated value of the property having been provided with a brief description of the property and also having referred to comparable sales evidence in the area.

Drive-by

By carrying out an external inspection of the property, the surveyor is better placed to provide a more accurate assessment of the likely value of the property compared to a desktop valuation.

Presale Valuation Report

Once again, this is a variation on the standard Market Valuation Report, designed to provide a valuation before marketing a property and point out any significant problems which may affect value and possibly saleability.
