We currently manage a mixed portfolio of properties including shopping centres, multi-let offices, industrial estates, retail parks and single occupier properties for a diverse range of clients such as Catalyst Capital, Quartet Partnership, Tulliemet Ltd, NFU Mutual, PPG (Edinburgh) Ltd, Mitchell Thornton Ltd and Millard Estates
We provide our clients with an active asset management service and strive to maintain a close relationship with their tenants, ensuring that opportunities to add value to the properties under management, are implemented.
As well as providing active asset management, we have a team of experienced surveyors who take care of all day to day management issues such as liasing between landlords and tenants, service charges administration and ongoing common area maintenance. Our Management Accounts team handles the collection of rents, service charges, insurance premiums, the payment of suppliers and contractors and the maintenance of client bank accounts.
We work closely with colleagues in Agency, Valuation and Building Surveying to offer a one-stop resource for all our clients' property requirements. Even more importantly, our services are constantly evolving to keep pace with ever increasing demands.

Planned maintenance report
Our team can provide you with a detailed planned maintenance report. This advises owners and occupiers on the scale of maintenance and remedial work required at the property and when it is needed. DM Hall carries out routine property inspections, usually annually or bi-annually, to supervise compliance with lease terms and to report on the condition of the property. Any defects are identified and monitored so that they can be repaired as soon as possible in order to minimise costs and prevent further deterioration of the property.
Schedule of condition
Prior to you entering into any leasing or purchase agreements we can draw up a Schedule of Condition on your behalf. This report aims to identify the condition of the property pre-purchase and before any development work has been completed. Its findings can be incorporated into a lease with a view to minimise repair obligations. The Schedule of Condition can also be used to co-ordinate a planned maintenance programme.
Schedule of dilapidations
Towards the end of a lease agreement we are often asked to prepare a Schedule of Dilapidation. It outlines the work that should be undertaken by the outgoing tenant or sub-tenant so that the property may be returned to the landlord or head tenant in a suitable condition as per the lease agreement.
Pre-lease assessment
Pre-lease assessments detail the scope of maintenance and other property and financial management issues prior to concluding a lease agreement. They can help quantify such matters as the anticipated maintenance requirements, the recoverable costs, benefits of retaining a Managing Agent and other professional services required.
