Energy Performance Certificates
An Energy Performance Certificate forms part of the Home Report which is required before your property can be placed on the market. It is also a legal requirement that landlords obtain an EPC prior to offering a property to let. What is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) gives owners and occupiers of buildings better information about the carbon dioxide emissions from their buildings. The EPC includes an Energy Efficiency Rating, an Environmental Impact Rating and also offers guidance on how to make the property more energy efficient.
When is an Energy Performance Certificate required?
An EPC forms part of the Home Report which is required when a property goes on the market. It is also required for tenanted properties that have become vacant or available for let.
How long is an EPC valid for?
10 years, however if there are significant modifications to the property, a new EPC will be required.
Do all buildings require EPC’s?
Yes, with a few minor exceptions.
Who can produce an EPC?
EPC’s must be carried out by an accredited Energy Assessor. DM Hall has a team of qualified assessors throughout Scotland who can provide EPC’s.
How much will it cost?

What happens if I do not have an EPC?
Your transaction may be delayed whilst an EPC is obtained and the legislation has provision for penalties for non-compliance.
