What is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) will give owners and occupiers information about the carbon dioxide emissions from their buildings and suggest cost effective ways of improving their efficiency.

When is an Energy Performance Certificate required?
Every new building in Scotland requires a Certificate when it is constructed and most existing buildings will need one when it is offered for sale or lease from 4 January 2009.
How long is an EPC valid for?
10 years
Do all buildings require EPC’s?
In simple terms the answer is yes. There are a few exemptions including very small buildings and unheated buildings but generally most commercial buildings require EPC’s.
Who can produce an EPC?
The RICS training and accreditation course has been adapted and surveyors must successfully complete the course and exam in order to provide an EPC. DM Hall has a team of accredited surveyors who are happy to help.
How much will it cost?
The cost depends on the type of building, size and its complexity. An accurate fee quote can be provided when all the relevant information is collated. One of the requirements is an accurate set of measured drawings and it may be necessary to prepare these as a first step towards producing the EPC. DM Hall are happy to provide a quote for providing such drawings.
What happens if I do not have an EPC?
Your transaction is likely to be delayed whilst an EPC is obtained. Enforcement of the appropriate Regulations lies with the Local Authority under Section 25 of the Building (Scotland) Act 2003. There are heavy fines for failing to comply.
