The subjects lie on the North side of Corstorphine Road, at its junction with Belmont Crescent, approximately 1½ miles West of Edinburgh city centre, in a predominantly residential area, where there are a number of other private guesthouses and hotels in the vicinity.
Corstorphine Road forms part of the main A8 Edinburgh to Glasgow road route and links directly to the Western periphery of the city, and also to the city bypass and thereafter the M8 Glasgow to Edinburgh motorway. It carries a substantial volume of vehicles on a daily basis to and from the city centre area therefore the subjects are ideally placed to attract passing trade.
Edinburgh city centre boasts all of the associated amenities, and the city itself is well connected by both road, rail and air from all other parts of the UK and further afield. Alternatively the Gyle Shopping Centre remains a popular destination and lies on the Western outskirts, almost equidistant.
The subjects comprise what would have originally been erected as a private dwelling on a prominent corner site, which has been substantially extended to the rear to provide the current accommodation.
The subjects are entered by means of a vestibule towards the Eastmost gable and this leads directly into the hallway. The reception counter interlinks with the bar servery in the lounge. The Business
Our client acquired the business mid 2006, operating as a privately owned hotel, with the benefit of a restricted hotel licence.
Rated three star by Visit Scotland and AA/RAC three diamond rated, income is derived from a mix of commercial and tourist trade, generating a steady income throughout the year.

The majority of income is generated from accommodation sales although our client offers food at both lunchtimes and evenings.
In terms of wet sales, drinks ancillary to the food trade and those to residents of the hotel prevail, though the subjects do benefit to a degree from increased business during six nations rugby internationals, for example, and concerts held at Murrayfield.
Rates are seasonal and vary from £70 for a double room up to £95 for a double room in August and at other peak times such as Hogmanay, and from £45 for a room in single occupancy to £55 on a similar basis at peak times. The family rooms are charged at circa £110 rising to £150 at peak times. Prices are inclusive of breakfast.
Financial documentation will be provided to interested parties after viewing.
