Location/Description

The Business

Our client has been in occupation of the business for circa three years operating as a café/restaurant and has built up a loyal customer base during this time. 

A varied menu is available during the day to include breakfasts, hot & cold filled rolls, paninis, baked potatoes, etc all of which are reasonably priced.  A range of appetising main meals are also offered which change on a quarterly basis.  An a la carte menu is available in the evening for £25 - £30 per person which changes on a monthly basis and offers a range of home cooked fresh produce. 

Both menus offer an extensive choice to suit all tastes and budgets, making the café/restaurant popular with families, couples and groups alike attracting custom locally and from further afield. 

Bistro evenings and private functions are also catered for with menus designed to suit the occasion.  The subjects also have the benefit of a table licence.

Custom is effectively generated from sit in trade although takeaways are available on request which are popular with local businesses for meetings etc.

Our client operates the business with assistance from three part time members of staff who work circa 8 – 12 hours each.  Opening hours are currently as undernoted:-

Friday & Saturday   11 am – 9:30 pm

Demand is known to exist for extended trading hours/days which are currently restricted through choice offering excellent potential to increase sales.

Lease Terms

Leasehold – the subjects are held on the basis of a full repairing and insuring lease, which is due for expiry on 09 October 2022.

The passing rent is £14,520 per annum, with five yearly reviews, the next review due in 2010. 

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
