The subjects occupy a prominent position on the corner of Rodney Street and Barclay Street, to the North of Stonehaven town centre.
Stonehaven is located 16 miles South of Aberdeen and is situated on the North East of Scotland Coastal Trail. The town’s many visitor attractions including its harbour, open air swimming pool, golf course and Dunnottar Castle to name but a few, bring many tourists and holidaymakers to the town and surrounding area throughout the year.
The town, which has a population in the region of 11,000, is expanding as a result of its excellent road links with the A90, which bypasses the town immediately to the West, and it is also situated on the East coast, Edinburgh to Aberdeen railway line.
The subjects comprise a public house with flat above contained within a corner two storey and attic building with single storey rear additions.
The public house is arranged at ground floor level and comprises public and lounge bars. Accessed from the corner of Rodney Street and Barclay Street, the public bar is well presented and fitted with a timber bar servery which interconnects with the lounge bar to the rear.
The lounge bar can be accessed from the rear of the public bar although has the benefit of a separate entrance to Rodney Street. Again, the lounge is fitted to a good standard throughout and is equipped with a DJ booth and pool table.
Male and female toilet facilities are accessed from the lounge bar, as is the recently formed external smoking area which has proven to be a big attraction. The smoking area is partially covered, with perimeter shelving, tables and stools provided.
Completing the ground floor accommodation is a store, cellar and single car garage.
The Business
Our client has owned the business for six and a half years, operating as a traditional “local” with an established customer base.
Pool and darts leagues are held on week nights, and the pub is particularly busy from Thursday – Sunday, attracting a younger clientele as a result of the entertainment provided such as karaoke and discos.
Income is derived from wet sales only, with bottled beers, alcopops and shots particularly popular. The annual barrelage is in the region of 160 – 170.
The pub opens Monday – Thursday 11 am – 12 midnight, Friday and Saturday until 1 am and Sundays from 12.30 pm – 12 midnight. The licence for 1 am opening on Thursdays and Sundays is not utilised through choice.
Our client and his partner operate the business with assistance from one full time member of staff and casual staff as required.
Financial documentation will be provided to interested parties after viewing. Sales for the year ended 5 April 2007 were £219,404, net of VAT, a increase of £30,000 in comparison to the previous year, highlighting the success of the smoking area. The gross profit is excellent at circa 60%.
