The Business

Established by our client in 1982, the business offers an extensive range of quality gardening products and equipment, such as plants, seeds, tools, pet care and gifts.

The florist element is particularly busy all year round, being the sole Interflora shop in East Fife.  As such, many internet orders are generated from this in addition to our client’s informative website (www.standrewsgardencentre.co.uk).

The business offers genuine potential for development through the introduction of additional products/services.  Limited garden furniture/equipment is available although demand is known to exist.  There is also potential for the provision of garden services/landscaping.

Due to other business commitments, our client has had limited involvement over recent years.  The business is fully managed on our client’s behalf with two full time and a pool of six part time staff employed.

The business currently operates seven days from 9.00 am – 5.15 pm, closing on a Sunday during the winter.

Financial documentation will be provided to interested parties after viewing and confirmation of interest.  Income for the year ended 30 September 2007 was £398,014, net of VAT.


Lease Terms

Leasehold.  The subjects are held on the basis of a twenty five year full repairing and insuring lease, which commenced on 5 April 1991.  We are advised there is an option to extend the lease for a further 16 years upon giving due notice.  The passing rent is £24,000 per annum.

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
