Location/Description

The subjects occupy a relatively prominent position on the South side of Cupar Road, immediately adjacent to the junction with Orchard Flats in the heart of the village of Auchtermuchty.

Cupar Road forms part of the A91 which links Cupar and St Andrews to the M90 and this carries a considerable volume of passing traffic.  Surrounding properties are predominantly residential although there are a number of commercial premises nearby.

Auchtermuchty is a small village in the Howe of Fife with a resident population of around 2,000.  The village is situated within attractive rural surroundings approximately 8 miles West of the former County Town of Cupar and some 10 miles North of Glenrothes, the main administrative centre for the area.

The subjects comprise a former small hotel which dates from around 1900 with subsequent extensions.

The main two storey building is of traditional stone and slate construction with the roof incorporating a flat platform area.  The main building has been extended to the East with a two storey projection having brick walls, rendered externally and a pitched roof finished slates.

Internally, the subjects are arranged to provide an entrance hallway from which the dining room and main bar are accessed.  Completing the ground floor accommodation is a catering kitchen, store, male and female toilet facilities.

The first floor is arranged in two sections; letting and owners accommodation.  The letting accommodation comprises four bedrooms with washhand basins, bathroom, showerroom and WC.

The owner’s accommodation comprises an open plan lounge/kitchen, three bedrooms and bathroom.

To the rear of the subjects is a car parking area which, we understand, is shared with the occupier(s) of the commercial property to the rear of the subjects.

Part of an outbuilding to the rear provides the beer cellar with an adjacent garage utilised for general storage.  To the East of the property is a reasonable sized garden/patio area.

LICENCE

The subjects previously benefited from a hotel licence, however, this has now lapsed.  Enquiries in relation to the licence should be undertaken directly with Fife Council’s licensing department.
