Location/Description

The village of Drumnadrochit lies adjacent to Urquhart Bay and the world famous Urquhart Castle, which lies on the shores of Loch Ness, just West of the village.

Drumnadrochit is a scattered residential settlement although it houses the well known Loch Ness Monster Exhibition Centre which is a popular tourist attraction.

The village lies approximately 17 miles South West of Inverness and straddles the main A82 which runs down the North banks of Loch Ness and onward towards Fort William.

The hotel itself lies approximately one mile to the West of Drumnadrochit on the North side of the A833, which continues on to Kiltarlity.

The hotel effectively comprises a refurbished and extended country house, offering fourteen bedrooms, six of which are well appointed suites, together with ancillary staff accommodation to the rear.

They also benefit from an adjacent swimming pool and small leisure complex, which sits within the main grounds.

We are advised that the site extends to circa 3.545 hectares (8.76 acres) and this is principally made up of formal lawns and areas of wooded hillside, some of which has potential for the siting of holiday chalets, subject to the relevant consents being obtained.

The ground floor of the hotel has comfortable bar, dining, kitchen and ancillary facilities, the main building containing eleven rooms/suites on the upper two floors.  There is also one letting room at this level.

There are two further suites contained within an annex, as well as six bedroom staff accommodation, above which is a children’s club/playroom facility.


The Business

The present owner acquired the hotel in November 2004 and has continued to operate the business on the basis of it being a family holiday/weekend break destination.  There is a substantial volume of repeat custom with the bulk of trade UK based.

The majority of trade is also based on dinner bed and breakfast bookings at present, and there is real potential for the incomer to offer lunches in peak season.

Marketing is effectively web based in the main and the “Monster Club”, the supervised children’s clubroom facility, is heavily promoted and permanently manned by trained staff.  Continuing the family theme, the hotel offers a full time nanny service.

The Swimming Club has circa 50 members, each paying a small sum for the privilege, but hotel guests retain priority in respect of use of the leisure facilities.

Financial documentation will be made available to interested parties only after viewing, however, recent accounts highlight sales of circa £275,000 net of VAT with an excellent 84.7% gross profit return produced.


Development Potential

Our clients have investigated the possibility of siting holiday lodges/chalets on the piece of ground immediately behind the former tennis court.  The local authority has indicated that planning consent would be likely to be approved for a small to medium sized scheme.
