Location/Description

Elm Row comprises a stretch of tenement style properties running from the junction between Leith Walk and London Road to the Southwest, and Brunswick Street to the Northeast, and the subject premises lie on the stretch just South of Brunswick Street.

The subjects lie on the East side of the road in a stretch where the commercial elements of the buildings are predominantly occupied by secondary retailers, servicing the local community and beyond.

Leith Walk itself is a very busy local traffic thoroughfare and it carries a substantial volume of vehicles on a daily basis to and from Leith and the city centre.

The subjects comprise retail premises on the ground and basement floors of a four storey and basement, stone built, mid terraced tenement, under a pitched slate roof with flat platform.  The shop benefits from a fully glazed frontage, which is protected by security shutters.

Finished to a good modern standard, the ground floor is arranged to provide a reception/waiting area to the front with six stylist’s chairs and two backwash sinks to the rear.  The basement provides a surplus salon area with four stylist chairs in addition to a beauty room, office/staff area and WC.

The Business

The salon has been trading since October 2001 and is situated in a high residential catchment area, ideally located to benefit from passing trade as well as trade from local residents.

The business enjoys a high level of repeat custom with a varied clientele.  Hair colouring and product sales are popular. The beauty room is not currently utilised however, this was previously popular and offers an excellent opportunity to be re-established.

An established customer database has been built up and circa 5,000 client records are held on the “Salon Advantage” computer system, which will be available to the incoming tenant.

Opening hours are currently as undernoted:-

Monday, Tuesday & Friday  9.00 am – 6.00 pm
Wednesday & Thursday  9.00 am  - 8.00 pm
Saturday    8.30 am – 5.00 pm
Sunday    closed

The shop is currently run under management with one full time stylist and apprentice employed.  It was previously operated by a number of stylists, however, through choice our client has not replaced staff who have left.  The business therefore offers excellent potential for a hairdresser(s) to establish and build up their own business with limited investment/overheads.

Financial documentation will be provided to interested parties after viewing.  The current income is in the region of £50,000, below the VAT threshhold.  Historically sales have exceeded £100,000 and we see no reason why this can not be achieved by the incoming purchaser.

Lease Terms

The subjects are held on the basis of an internal repairing and insuring lease, which is due to expire on 18 October 2010.  The passing rent is £7,500 per annum.

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
