Dufftown straddles the A941 Elgin to Rhynie road route, with Elgin approximately seventeen miles to the North. The town lies in the heart of both the castle and whisky trails, which draw a significant amount of tourism to the area. Glenfiddich Distillery in particular lies in close proximity to the subjects.
The Speyside area is synonymous with the Scotch Whisky Industry, with many renowned and world famous distilleries lying adjacent to the river Spey which passes just to the North of Dufftown. Indeed the main A95 Aviemore to Keith road route is only four miles North of the town, this road running parallel to the river Spey.
The subjects lie approximately five miles from Charlestown of Aberlour and four miles from Craigellachie, and occupy a prominent position on the North side of the town square immediately adjacent to its junction with Balvenie Street, the main thoroughfare through the town.
The subjects comprise restaurant premises with owner’s accommodation above and outbuildings/garden ground to the rear. Our clients undertook an extensive refurbishment programme prior to opening for trade in August 2000, the subjects having previously been a retail unit. In the Square there is extensive free parking.
The restaurant can comfortably accommodate 28 covers, split between two sections which are both finished to a top quality standard. The lower seating area has direct access to the toilets including a disabled facility.
Located to the rear is the kitchen which is fitted and equipped to a comprehensive, modern standard. Accessed from the kitchen is a dishwashing area/store and a further dry goods store/preparation area.
Situated above the rear stores, at first floor level, is an office/store, laundry and further store.
The owner’s accommodation is self contained having a separate access from the Square into an entrance vestibule at ground floor level.
Arranged over first floor is the lounge with dining kitchen adjacent. Our clients have just refurbished these rooms which are linked with a feature stone wall. The lounge has a corner window overlooking the Square and the dining kitchen has new units and appliances installed. Completing the first floor accommodation is the master bedroom; a spacious double bedroom and bathroom with three piece suite with separate shower.
The attic floor comprises two good sized double bedrooms and a walk in cupboard.
Accessed via a lane from Balvenie Street is a rear yard from which the garden is accessed. This is shared with the occupier of the adjacent property. There are two outbuildings; one utilised for the preparation of game and the other for general storage. There is a large garden to the rear, part of which is grassed.
The Business
Our clients commenced trading in August 2000 having converted the retail element of the property to form an attractive 28 cover restaurant.
Offering French cuisine, utilising fresh and seasonal Scottish produce, competitively priced set and a la carte menus offer an appetising range of meals. The menus are updated regularly and game features heavily.
Our clients operate the business with assistance from an apprentice chef. A kitchen assistant and waitress are generally utilised at weekends and during busier periods.

Thursday, Sunday and Monday 12 noon – 1.30 pm and 6.00 pm – 8.30 pm
Friday & Saturday 12 noon – 1.30 pm and 7.00 pm – 9.00 pm
Tuesday & Wednesday closed
Previously our clients traded on Wednesdays but have restricted opening through choice and, in addition, in winter months lunch is available on Friday, Saturday and Sunday only, again, through choice.

Sales for the year ended 30 September 2007 were £109,401 from which an excellent gross profit of 69% was achieved.
