The Business
Our client has owned and operated the business since December 2006 operating as a bakery with associated hot and cold food takeaway/coffee shop.
The shop is situated in a high residential catchment area, ideally located to benefit from passing trade as well as trade from local residents, businesses and workmen from nearby ongoing developments.
A wide range of products are available to include hot and cold drinks, cakes and pastries, pies and savoury snacks to include filled sandwiches and rolls, chips, home made soup, etc. Burgers and all day breakfast are also available which are popular.
The majority of income is generated from takeaway sales although the seating area is utilised by regulars. Lease Terms
The subjects are held on the basis of a 15 year full repairing and insuring lease, which commenced on 1 November 2006. The passing rent is £13,000 per annum with a 5 yearly review provision.
