Location/Description

Greenacres Guest House is located on the Northeast side of Smith Avenue, close to its junction with Springfield Road in a good quality, private residential area, approximately half a mile to the Northeast of Stornoway town centre.

Stornoway is the main town/administrative centre on the Island of Lewis and indeed for the Western Isles. Lewis is the principal Outer Hebridean Island off the West Coast of Scotland and the local economy is supported by the traditional crofting, fishing and tourism industries.

Access to the island is by either ferry principally from Ullapool and Mallaig and there are regular flights from both Inverness and Glasgow.

Lewis has always been a popular destination for tourists and the resident population is considerably expanded during the main summer season by a high influx of tourist visitors. The island is particularly popular for touring and outdoor activity holidays including fishing, sailing, walking, camping, bird watching and cycling.

The subjects comprise established guest house premises which provide a total of nine letting bedrooms with separate owner’s accommodation.

The subjects are contained within a detached ground and garden floor two storey property of modern construction, built approximately 35 years ago.

The main entrance leads into the hallway off which there is a WC, telephone kiosk and store. There is a stair leading down to the garden floor where there is the guest’s lounge/dining room, kitchen and ancillary accommodation. The owner’s accommodation comprises lounge, en suite bedroom and office/bedroom.

The letting accommodation is all on the first floor and provides nine bedrooms; one twin, two double and six single. Three have full en suite facilities (doubles and twin) and the single rooms all have shower cubicles and washhand basins. There is a further WC with washhand basin.

The kitchen is fitted and equipped to a modern domestic style and there is a utility area together with good storage facilities.

The garden is located to the front of the subjects and is attractive and well maintained. Parking for circa seven cars is provided.


The Business

The subjects ceased trading in October 2008, having previously operated as a quality, three star rated bed and breakfast establishment.

The business catered for both tourist and commercial related trade, and benefited from trade all year round.
