The entrance area has a reception desk/counter in the form of a castle which leads directly into the “Great Hall”.  This area has a shop offering confectionery and fancy dress items, and thereafter the main dining area which can comfortably cater for 60.  Behind the servery counter is an extensive, fully equipped catering kitchen with walk in chill & freezer located off.

“Kiddies Kingdom” for the under 5’s is situated adjacent to the entrance and comprises two areas; seating/dining with mini children’s’ rides and the main playframe with ball pools, sides, climbing nets and similar.

The “Magic Castle” caters for over 5’s and comprises an extensive playframe, extending over the two levels of the property and features include air cannons, dropslides, crawl tunnels, etc.  It can accommodate up to 220 children at any one time.

Around the perimeter is booth style seating for adults/dining, again catering for circa 60 covers.  There is a room accessed off which could be utilised for parties although is currently a store.

Completing the accommodation at this level are male and female toilets and baby changing facilities.

A lift and stairs provide access to the upper floor which comprises the “Ballroom” disco zone, four themed party rooms, office and ancillary accommodation.  As mentioned earlier the “Magic Castle” playframe extends up to this level.

The party rooms are all finished to a quality standard, each with a different theme. 

Completing the accommodation at this level are male & female toilet facilities together with office and ancillary accommodation.

Externally, parking for circa 60 cars is provided.


The Business

The business has been established for approximately two years, operating as a children’s soft play/activity centre with associated party rooms and licensed bistro.

Catering for the under 12’s, there are separate under and over 5 play areas.  Entrance is charged at £3.75 for under 5’s and 5 – 12 years is £4.75.  This is for unlimited play except at peak times when it is limited to 2 hours.  Early bird and meal promotions are offered in addition to group booking discounts.

The themed party rooms can cater from 10 to 16 children and packages include many items such as invitations, party bags and various menu options.  Extras to include face painting, chocolate fountain, disco and similar are also available.  Laser Tag parties have recently been introduced which are proving popular

An appetising selection of reasonably priced food is available all day to include scones & pastries, snacks, main meals and a kids menu. 

The business is currently fully staffed on our clients behalf offering excellent potential for a hands on operator to develop the business and reduce costs in this regard.

Lease Terms

The The subjects are offered on the basis of a new lease agreement, the terms of which are open to negotiation.

Our clients are seeking to grant a full repairing and insuring lease at a proposed rental of £36,000 per annum.  Regular reviews will be incorporated. 

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
