Location/Description
The subjects are prominently positioned on the Eastmost side of Byres Road, close to Partick Cross which is approximately two miles West of Glasgow city centre.
Outwith Glasgow city centre, Byres Road is generally recognised as Glasgow’s main licensed/leisure entertainment area, popular mainly for weekend and evening trade. The subjects therefore occupy an excellent trading position, ideally situated to benefit from both local and passing trade.
The subjects comprise attractive licensed restaurant premises arranged over ground and basement floors of a four storey over basement tenement property. Comprehensively refurbished and fitted out during 2007, the subjects provide modern good quality licensed restaurant/bar premises, in a classic French café bar style. The subjects could, however, be readily utilised for alternative cuisines at limited cost.
The subjects have an extensive modern glazed frontage, finished with a series of patio doors leading to an area of external decking and additional pavement seating to the front. The pavement seating area is protected overhead by a mechanically operated retractable canopy.
Internally, the main trading area is arranged over ground, lower ground and mezzanine levels, providing approximately 90 covers in the restaurant/bar, with seating for a further twelve patrons in a small private dining room to the rear.
The kitchen is spacious and fully fitted and equipped to a good modern standard. Part of the kitchen extends into a retail unit which fronts Byres Road and is fitted out as a hot food takeaway. It has operated previously as part of the business and could readily re-open providing additional income.
Completing the ground floor accommodation are well presented male, female and disabled toilet facilities.
The basement area provides ancillary accommodation to include cellar, staff room, walk in chill and stores.
The Business
The subjects commenced trading in their current format in April 2007, operating as a French café bar attracting custom both locally and from further afield. The subjects trade under a full public house licence although the business is predominantly food driven.
The restaurant is fully managed and open seven days from 12 noon – 10 pm, with late evening extensions to midnight on Thursday, Friday and Saturday evenings.
Financial documentation will be provided to interested parties after viewing and confirmation of interest.
Weekly sales have averaged £7,000, net of VAT, however, in the recent past the business has traded at in excess of £15,000 per week. In view of the style of business and its location, we consider income could readily be increased, particularly by a hands on operator.
Lease Terms
The subjects are held on a full repairing and insuring lease which is due to expire in 2024 and the rent is £58,000 per annum
As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
