Location/Description

The subjects are located on the East side of Main Street, approximately midway between its junctions with Perth Bridge and Isla Road, close to Perth city centre.

Bridgend in fact forms part of a very busy main traffic thoroughfare which carries a substantial volume of vehicles on a daily basis both to and from the city centre, and also links directly to the Blairgowrie and Forfar roads.  The main Edinburgh to Perth M90 motorway is also a short distance away.

The subjects operated until recently as a licensed restaurant, lying behind a traditional retail style double frontage.  All accommodation is at ground floor level and may be summarised as follows:-

Restaurant

Capable of taking approximately 40 covers, the restaurant contains a bar servery located towards the rear corner.

Kitchen

Accessed from the rear of the dining area and bar servery the kitchen is fitted with a range of stainless steel equipment and work surfaces and the cooking facilities are fired by gas.  A full extraction system has been installed above the main cooking area.

Toilets

There are well fitted and modern ladies, gents and disabled toilets entered directly from the restaurant area to the rear.  The toilets are fully tiled.

Services

The subjects are connected to the mains gas, water and electricity supplies and drainage is connected to the main public sewer.

The subjects are heated by gas fired central heating with panel radiators throughout.

Licence

The subjects have the benefit of a restaurant licence which is available for transfer.  Should you have any queries in this regard, please contact Perth & Kinross Licensing Department on 01738 475 000.

The Business

The subjects are closed and non-operational.

Lease Terms

The subjects are offered on the basis of a new lease agreement, the terms of which are open to negotiation.

Our clients are seeking to grant a full repairing and insuring lease with regular reviews incorporated.

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
