Location/Description

The Cathedral City of Brechin lies just south of the main A90 Dundee to Aberdeen dual carriageway and lies approximately 9 miles West of Montrose, and 15 miles North of Arbroath.

The A90 is an extremely busy road route which carries a very high volume of vehicles to and from Aberdeen.  Brechin Castle which lies on the outskirts of the City is a popular attraction and the main thoroughfare contains a number of national retailers.

The Dining Room sits in the heart of the central area, St James Place effectively forming part of the South side of Panmure Street, at its Westmost end, fronting the very busy junction between Clarke Street and St David Street.

The subjects comprise a retail style unit with a traditional frontage, comprising the ground floor of a substantial sandstone and slate semi-detached building.

The front section comprises the restaurant which is well fitted and finished and can comfortably accommodate 24 covers although is capable of doing marginally more depending on demand.

Just to the rear and entered from the main hallway lies the customer toilet.  The kitchen is also entered from the main hallway and is fitted and equipped to a good modern standard with electric equipment and appropriate extract ventilation installed.  The final portion of the ground floor area lies to the rear and comprises spacious preparation area and freezer storage.  This section is conveniently connected to the kitchen by means of a hatch.  There is also a vestibule leading out to the rear of the property, which is an area of mutual access.

The Business

Our clients have owned the business for three and a half years, operating as a traditional restaurant/cafe.  During this time they have established an excellent reputation for quality food and fine dining, but now wish to pursue other interests.

The business attracts custom both locally and from further afield with various menu options available from tea/coffee and snacks to main meals.  The menu offers an extensive choice to suit all tastes and budgets.

Our clients operate the business with assistance from two part time members of staff and opening hours are as follows:

Tuesday – Saturday 9:30am – 3:30pm

Every second month our clients open on Saturday evenings from 7pm until 10:30pm.  A bring your own bottle policy is operated and a seasonal a la carte menu is available which offers fresh locally sourced produce.  The evenings are popular and are usually fully booked in advance.

Opening hours and days are restricted through choice although private functions are catered for on request.  The business is also closed for 4 weeks of the year for holiday breaks.  Demand is known to exist for additional evening trade offering prospective purchasers the opportunity to further develop the business.

Financial documentation will be provided to interested parties after viewing and confirmation of interest.  Sales for the year ended 31 October 2007 were £81,452, net of VAT.
