The Business

Our client purchased the business approximately six and a half years ago, however, is seeking to emigrate.

Operating as a licensed grocer/CTN, a wide range of stock is offered with a high level of the income generated from confectionery and juice sales.  Cigarette sales also equate for a significant proportion of income.  Newspapers are available and the weekly newsbill is in the region of £800 and £1,000 per month for Evening News.  No deliveries are undertaken.

There is a delicatessen counter which offers a selection of meats, cheeses, etc and is popular with local customers.  Filled rolls and sandwiches are also available.

Our client operates the business with assistance from two full time and six part time staff.  Opening hours are currently as undernoted:-

Monday – Saturday  6.30 am – 10.00 pm

Sunday   8.00 am – 8.00 pm

The business does not have National Lottery although a cheque cashing service is available which generates 4% commission of the value cashed.  This doesn’t generate a significant level of commission, however, the customers do tend to purchase goods from the shop on using the service.

Lease Terms

The subjects are held on the basis of a 25 year full repairing and insuring lease, which commenced in 1999.  The passing rent is £15,000 per annum, with a five yearly review provision. 

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
