Location/Description
Bainsford is a busy suburb which lies to the North of Falkirk town centre. It benefits from its own retail facilities and also features a number of other popular bars.
The subjects lie on the East side of Main Street, in the heart of Bainsford, and occupy a prominent corner position at its junction with Smith Street. Main Street is a continuation of the busy Grahams Road, which leads directly to Falkirk town centre.
Falkirk is one of central Scotland’s busiest and most important towns and is conveniently located just South of the main M9 Edinburgh to Stirling motorway.
The subjects comprise at ground floor level a public house with large drinking area, and spacious cellarage behind. A separately accessed owner’s flat is located above.
The property is partly of stone and partly of brick construction and lies over two floors, with both slated and flat felt covered roofs.
Internally the subjects are arranged to provide a large combined pub and lounge area featuring a timber-lined dado and having a mixture of fixed and free standing seating.
The large central servery has an island gantry, and other facilities include a darts lane, gaming machine, duke box and small DJ console. They also have the benefit of four large plasma TV screens.
Entered from the bar servery and linking to the rear corridor is an internal kitchen, which has a tiled floor and walls.
To the rear there are adequately presented ladies and gents toilets. The stairs to the flat above can also be accessed from the rear of the lounge area.
The beer cellar and general storage lies within a single brick rear extension, which has a concrete floor and is accessed via a delivery yard entered via Smith Street.
The owners accommodation features four apartments, has doubled glazed casement windows, and the lounge has a laminate overlay to the floor. There is a modern fitted bathroom with spa bath, and to the rear a fitted kitchen with a range of domestic floor and wall units. There is also a handy utility area entered from this.
The Business
Our client purchased the business as an investment with a sitting tenant circa 2 years ago, however the tenant is no longer in situ and the subjects are therefore offered to the market with vacant possession.
The pub benefits from an established local trade with some passing trade. The prominence of the pub should render it possible for the incoming purchasers to attempt to attract further passing trade, to supplement the loyal local customer base.
The pub supports a darts team, two pool teams and also hosts poker and dominoes matches on a regular basis. The teams and their opponents frequent the establishment on a regular basis generating a good level of income. Saturdays sees regular karaoke nights, and the layout would facilitate the provision of live music offering scope for prospective purchasers to entice further trade.
Potential exists within the large cellar and storage areas to the rear, and it is possible to contemplate a beer garden facility to the rear, subject to the relevant consents being obtained.
The subjects are operated by our client’s brother with assistance from one full time and two part time members of staff and opening hours are as follows:-
Monday – Thursday 11am – 12 midnight
Friday and Sarurday 11am – 1am
Sunday 12:30 pm – 12 midnight
The subjects trade with the benefit of a public house license and there is no brewery tie. We understand that the most recently reported turnover was just over £200,000 and recent weekly sales suggest that the business is still operating at a similar level. Additional income is generated from gaming machines/juke boxes and the current barrelage is circa 150.
