Location/Description

The subjects are located on Campview Road, just off Polton Street which forms part of the main shopping facilities for the town of Bonnyrigg.

Bonnyrigg lies just south of the Edinburgh City By-Pass (the A720) approximately 7 miles southeast of Edinburgh City Centre, and lies immediately adjacent to Lasswade, a principally residential village.  It lies in close proximity to the towns of Dalkeith and Newtongrange, and can be accessed either from the main A7 or main A68 trunk routes, both of which link Edinburgh with the North of England.

The town itself is popular with commuters to and from Edinburgh, with ample local amenities for the resident population.

The subjects comprise ground floor retail premises, entered directly into the main sales area, which is finished to a good modern standard.

A timber counter area is located to the rear, with flowers, cards and gift items being displayed in various free standing units/stands.

The floors are carpeted, the walls being painted, with artificial lighting from fluorescent strip lights.  An extensive glazed frontage provides ample natural daylight.

To the rear of the sales area is a hallway with an office, WC, preparation room and store off.

The Business

Our client has owned the business for circa 3 years operating as a florist and has established an excellent reputation during this time.  In addition, a range of greeting cards and gifts are available which supplements income.

The shop is a member of Teleflorist and the British Florists Association and has limited competition in the surrounding areas.  A good level of repeat business is enjoyed and our client supplies local businesses and show homes with new developments planned in the nearby areas. Weddings and funerals also generate a good level of income.

Opening hours are currently 9 am – 5 pm, Monday – Friday and 9 am - 3 pm on Saturdays.

In terms of staffing, our clients operate the business with assistance from one part time member of staff.  Deliveries are undertaken by a local taxi firm which has proven to be more cost effective than employing a delivery driver.

In terms of financial information, this will be provided to seriously interested parties only after viewing and confirmation of their interest.

For information purposes, however, the turnover for the year ended 31 March 2007 was circa £93,709, net of VAT.

Lease Terms

The subjects are held on the basis of a full repairing and insuring lease, which is due to expire in May 2010.  Our client’s landlord has confirmed that a lease renewal will be available in 2010, if required.  The rent is currently £8,250 per annum.

As would be expected under the terms of a traditional lease, the incoming tenant will be required to demonstrate their ability to fulfil their obligations under the lease, in particular financial obligations, and references will be requested at an early stage, without exception.
