Location/Description
The Fife village of Ballingry lies a short distance East of the main M90 Edinburgh to Perth motorway, and just South of Loch Leven, a well known local landmark.
Ballingry lies just North of the village of Lochore, which itself is only a short distance to the North of Lochgelly, a larger population centre. Lochgelly sits on the Northmost side of the main A92 Dunfermline to Glenrothes dual carriageway, which also connects the area to Kirkcaldy.
Ballingry is a predominantly residential village and the subjects lie on the South side of Martin Crescent, a substantial Local Authority built residential development to the Northeast of Ballingry village centre, and indeed on the Northeastmost boundary of the village itself.
The subjects are contained within a single storey terraced brick building with a pitched timber roof clad in pantiles.
Internally, the unit is particularly well fitted/finished to an excellent standard throughout with part tiled wall finishes. An Eden Range two pan electric display counter/fryer is installed with additional chill display unit. Behind the main counter are a double pizza oven and two kebab grills.
Located to the rear is a preparation area, which is well equipped with a range of stainless steel equipment, including a 56lb potato peeler and chipper (3 years old). There is also a small walk in cupboard with the staff WC and separate washhand basin off.
There is a shared area of yard to the rear of the building, which is currently utilised for deliveries and parking.

The Business
Our client has operated this family owned business for eleven years, trading as a traditional fish and chip shop. An extensive and appetising menu is available to include a wide range of chip suppers, pizzas, burgers etc all of which are freshly cooked to order. Juice and confectionery products are also available in addition to cigarettes.
Our clients have built up an excellent reputation and the shop benefits from a strong and well established local trade. Deliveries are undertaken within a two and a half mile radius at a charge of £1.
Opening hours are currently as follows:-
Tuesday – Sunday 4:30 pm – 11 pm
Demand is known to exist for deliveries to towns further afield and for hot food products outwith the current opening hours, which have been reduced due to the ill health of our clients. This offers scope for a new operator to consider extending the current trading hours and delivery radius.
The business is currently operated by our clients with assistance from two part time members of staff and a delivery driver.
Financial information will be provided to genuinely interested parties after viewing and upon formal confirmation of interest.
