Location/Description

The subjects are located on the West side of Brougham Street at the corner with Drumdryan Street and directly opposite Panmure Place.

Brougham Street forms part of a main arterial route into the city centre from the South and is located in the Tollcross area approximately one mile South of Princes Street.  The area is mixed residential and commercial in nature and is heavily populated by students in particular, attending the various further education establishments in the city.

Edinburgh, the capital city of Scotland, has a population of circa 450,000 persons and benefits from a substantial catchment area.  It is a recognised financial centre and home of the new Scottish Parliament together with being a popular tourist destination, particularly in the busier summer months.  The city is situated on the East coast of Scotland with excellent transport links via road, rail and air.

The subjects comprise hot food takeaway premises, arranged over the ground and basement floors of a four storey and basement corner tenement of traditional stone construction.  The upper floors are in residential use.

The shop has a retail frontage to Brougham Street with a return frontage to Drumdryan Street, with the principal access located in the corner between.

Internally, the subjects are arranged to provide the main sales area at ground floor level which is fitted and equipped with a “Frank Ford” chip shop counter, pizza oven, kebab grill, heated and refrigerated display counters, two drinks coolers together with associated food preparation areas.

The basement is utilised for the preparation of potatoes/chips and also provides good quality storage accommodation.  In addition there is a staff WC and a small staff room located adjacent to the staircase.

The Business

Our client has operated the business for circa seven years, trading as a traditional fish and chip shop, with associated pizzas and kebabs, which are popular.  Income is derived from counter sales only, with no deliveries undertaken.  In our opinion, there is real scope for a significant increase in sales in this case.

The shop benefits from a loyal customer base with trade from local residents and workers.  Students are offered a 10% discount which attracts a large amount of repeat custom and lunchtime opening is also popular with children from surrounding schools.

Two full time members of staff operate the business with assistance from our client and part time staff as required.

Opening hours are currently as undernoted:-

Sunday – Thursday 4pm – 1am
Friday and Saturday 4pm – 3am

During school term times the shop is also open between 12 noon and 2pm, Monday – Friday.

Financial documentation will be provided to interested parties after viewing, however, we would confirm that the net sales for the year ended 31 December 2006 were £89,390.  As already highlighted we can see significant scope for an increase in both turnover and profits in the hands of a new owner.
