Location/Description

The subjects occupy a prominent trading position which fronts onto the Main Street of Tobermory, and overlooks the harbour/bay area. Tobermory is the main village on the island, with a full range of local facilities including schools and a bank.

Mull is an island of the Inner Hebrides having a population of around 3,000 persons. The local population is considerably expanded during the main summer season by a high influx of tourist visitors.

There are three regular ferry services to Mull from mainland Scotland, each of which are operated by Caledonian MacBrayne. The main ferry operates from Oban to Craignure, approximately 21 miles to the South of Tobermory. There is also a passenger and car ferry between Lochaline and Fishnish, and a seasonal car and passenger ferry from Kilchoan to Tobermory. In addition, there are several ferry services from Mull to the other Hebridean islands off the west coast of Scotland, including Iona, Coll and Tiree. Loch Lomond Seaplanes also offer flights from Glasgow to Tobermory.

Mull is a particularly popular destination for visitors seeking outdoor holiday pursuits including walking, fishing, bird watching and sailing.

The subjects comprise former restaurant premises contained within a double fronted shop unit within the ground floor of a traditional three storey and attic building which has been extended to the rear to provide the current accommodation.

A shared entrance vestibule gives direct access into the restaurant which can comfortably cater for 36 - 40 covers. To one side of the seating area is an exposed feature stone wall incorporating a coal effect stove. A bar servery is also installed to part with under counter storage shelving and a servery hatch interlinks between the restaurant and kitchen adjacent to this area.

To the rear of the restaurant are modern male and female toilet facilities.

The kitchen contains a commercial inventory to include a gas 6 ring stove, fryers, grill, etc with overhead extraction canopy.

Several steps lead up to ancillary accommodation which comprises a food preparation/storage room. There is also a general store/office with a walk in chill located to the rear. Partitioned off this area is a shelved dry goods store.

The subjects have the benefit of an access for deliveries to the rear store.

The Business

The subjects have the benefit of a refreshment licence although in accordance with the Licensing (Scotland) Act 2005, an application will require to be submitted for a new licence.

Enquiries in relation to a licence should be undertaken directly with Argyll & Bute Council’s Licensing Department on 01546 602 127.

The asking price includes the trade inventory which, we are advised, is owned outright and is not subject to any lease purchase, hire contract or similar finance arrangement.

Given the nature and location of the subjects, we consider that they offer potential for conversion to retail, office or similar use, subject to the appropriate consent from the Local Authority.

Enquiries in this regard should be made direct with Argyll & Bute Council’s planning department who can be contacted on 01546 602 127.
