The subjects are situated on the South side of South Harbour Street, a short distance to the West of New Bridge Street.  New Bridge Street forms part of the busy A719, running through the town centre and continuing down the Ayrshire coast, linking with the A77 at Turnberry approximately 15 miles to the South.  The property is located on the banks of the River Ayr, in close proximity to Ayr Harbour.

Ayr is situated approximately 38 miles South of Glasgow on the A77 road route.  The town is an important regional centre which provides the main administrative, shopping and educational facilities for the wider Ayrshire area.  In addition, the area attracts a high number of tourists/visitors, particularly in the summer months.

The subjects comprise a lock up public house arranged over the ground floor of a terraced two storey building.  The upper floor is in residential use.

The business is closed and non-operational, however, the subjects remain fitted and equipped, capable of re-opening with limited investment.

The subjects are offered on the basis of a new lease agreement, the terms of which are open to negotiation.

Our client is seeking to grant a full repairing and insuring lease at an initial rental of £10,000 per annum.  Regular rent reviews will be incorporated.
